Water pumps in Los Cabos face conditions that drastically shorten their lifespan compared to temperate climates:

Sarro por agua dura. Cabo’s high-mineral water (300-600+ TDS) deposits calcium on impellers, reducing flow and forcing the pump to work harder. Scale buildup is the #1 cause of premature pump failure here.

Daño por sedimento. Unfiltered pipa deliveries introduce sand and particulates that wear out seals and impellers. An inlet sock filter on your cistern fill port prevents most of this damage.

Mantenimiento Preventivo

Catching problems early is dramatically cheaper than emergency replacement. A pump that gets annual maintenance typically lasts 5-8 years. One that doesn’t often fails in 2-3.

What we check:

  • Pressure output vs. rated capacity (dropping pressure = impeller wear or scale)
  • Electrical draw vs. rated amperage (high draw = mechanical resistance)
  • Bearing noise and vibration (grinding = bearing failure incoming)
  • Seal weep and drip rate (any moisture = seal needs replacement)
  • Float valve and pressure switch operation
  • Pipe connections for slow leaks
  • Strainer and filter condition
  • Run-time cycling (short cycling = pressure tank or switch issue)

What we recommend: Annual preventive maintenance for all residential pumps. Semi-annual for high-use properties (vacation rentals, multi-unit) or properties with known hard water. Pair with a cistern cleaning — we often do both in the same visit.
